Laying Down the Pavement

Things To Know Before Hiring A Parking Lot Paving Company

by Clifton Sullivan

If you have a parking lot that has begun to show signs of wear and disrepair, you may be thinking of having it repaved. Paving companies almost always offer this service. They will come to remove the old asphalt and then put down a new lot made from fresh asphalt. Here are some things that are good to know before you embark on this project.

Removing the old lot will come at a cost

Removing the old asphalt is a pretty time-consuming job, and it also requires the paving company to remove all of the old asphalt to a dump. As such, your estimate for a parking lot replacement will be significantly higher than an estimate to have a new lot put down where there was not one previously. If you're a bit surprised how high an estimate is, look at how much of the cost comes from removing old asphalt — that's probably where the cost comes from.

They may or may not stripe your lot

You will likely want your parking lot striped to show visitors where to park and where to pull through. Some paving companies offer this service, but others do not. Unless your estimate specifically lists striping as a part of the service, don't assume your lot will be striped. You may need to hire an outside company to add stripes to the lot, and this will need to be done a few days after the new lot dries and sets.

You can add more drains or features if needed

Before you hire a parking lot paving contractor, take a close look at your lot. Is there anything you want to change? Maybe there are low areas where water sits. Adding more drains to those areas would be a good idea. Perhaps there is an area where the parking lot experiences more wear. Having this part reinforced with concrete may be ideal. Think about and list all of the changes you might want to make to your parking lot, and have a discussion with your paving contractors about them. They can tell you which changes they think are a good idea, and which are not.

Having a parking lot repaved is a big endeavor, but it is necessary in many cases. Keep the information above in mind, and talk to your paving contractor if you have any additional questions. Before long, you'll have a beautiful new parking lot for guests to use.
